During this un-certain times that is impacting everyone across the world we wanted to reflect on the Bristol property market and briefly mention what we are seeing first hand when working with tenants and landlords across the market. With our managed properties we have not had any tenants unable to pay the monthly rent which is hopefully accredited to our strict referencing process, we have had only a few instances where we have had a conversation with our tenants to work out a plan which would help them financially and they had a delayed rental payment by a few days. So there was never any rent arrears carried on to the following month.
The market on the whole seems to be re-acting rather well all things considered and the level of demand for property seems to be very high especially for smaller properties such as studios, one bedroom flats and 2 bedroom flats / houses. These properties are being snapped up by key workers such as NHS staff who are perhaps looking to isolate or move closer to work. Throughout the market, tenants are still looking to move as perhaps their fixed terms have come to an end and they have been served with the notice to quit before lockdown was announced or their landlord has agreed a sale on the property. On the whole it is looking positive, the only area which seems to be slowing down or stopped is the larger family properties as all corporate relocations have stopped and many families are struggling with the logistics are moving without the help of removal vans.
We can not say for certain what will happen after the lockdown lifts and all of the restrictions are lifted but we are leaning more to the positive view that there will be a surge of demand from tenants that have wanted to move but have been unable to. As a company we are following strict guidelines and best practice issued by Propertymark and HMRC. Our viewings are all carried out virtually over Facetime or Whatsapp, and with the way that the company is set up already everything is done online for all of the paperwork.
