We have listed this house-share in Bristol which we have rented out by the room for the landlord. When our client first approached us in February 2019 they were refurbishing the property completely and we advised that by renting it out individually would achieve a slightly higher rental yield compared to one AST agreement. Our property investment advice is tailored to each client and although it is more work if managing the property it does make it a more appealing investment.
The standard or refurbishment is very high throughout and the current tenants have been very happy living at the property, we currently have one double room which is becoming available towards the end of November 2019 and we have just started marketing to find a suitable replacement tenant in order to avoid any void period. As a landlord, deciding to rent a property out on one AST or individually has its pros and cons to consider and we are on hand to offer advice.
