This package would suit the more hands on landlord who are just looking to have top quality tenants moved into their property professionally by a top rated letting agent. We make sure all relevant checks and references are completed. You would then be conducting the property management aspect once the tenants have moved into the property.

What does this package include:

• Initial meeting at the property to discuss in detail your requirements and advise accordingly the strategy for marketing.
• We use high quality pictures and room measurements for marketing our properties so this will be completed at a suitable time for you.
• Once the property is marketed we shall carry out accompanied viewings with our prospective and pre-qualified tenants, after every viewing we shall contact you with an update on relevant feedback and any offers.
• We will send out initial offer letters via email once we have an offer agreed subject to contract followed by the referencing of the applicants which involves, Right to Rent Checks, Credit Checks, Landlord references and income references.
• Once the references are completed and passed, the contracts will be prepared and sent out electronically for signing and we will collect deposit and first months rent into our client account.
• All relevant documents such as EPC, Gas Cert, How to Rent Guide, Prescribed info will all be sent across to tenant with an audit trail confirming receipt.
• We register the deposit within our DPS account unless instructed otherwise.
• After all the paperwork is completed and on the start date of the tenancy we will transfer across the first months rent with the deductions of the service provided.
• Check in and key hand over with tenants.

Cost of the service: 60% of the first months rent, £595.00 (inc VAT) minimum fee.
