This package is for the landlord who wants the hands off approach with peace of mind knowing that every aspect if covered by their personal property agent. There is no set up costs, no re-let costs, just the monthly management charge.
This is included within the the managed service however we do offer this to landlord who want peace of mind that the rent will be in their account on the due date. We set all tenants up with Direct Debits so we know there are no delays. In addition there is a £275.00 set up cost involved with this service.
Inspections come as standard for fully managed properties and there is one inspection included within the Find Tenant service, however if you are looking us to go in and inspect your property outside of these services and produce a report then we can organise this separately.
These are included with the managed package however can be booked individually if you would like.

This package is for the landlord who wants the hands off approach with peace of mind knowing that every aspect if covered by their personal property agent. Unlike the basic residential package the property will be inspected every month, an independent fire risk assessment will take place. In addition there is a £750.00 set up cost involved with this service.
Which deposit scheme do you use? We use the DPS custodial scheme as standard when registering the tenants security deposit. If you as the landlord would like to register with your own scheme we are more then happy to work our service around this.
When can i expect to have my rent paid into my account? This will be paid into your designated account the same day that we receive this and in line with the agreement. Most of our contracts are from the 1st of the month but this is flexible if you would like your rent paid on a certain day.
Does JBS Bristol offer a rent guarantee scheme? We are able to offer this this service but would not actively encourage this as we have a very high standard of references for our tenants and if the rent is not in on the due date from the tenant we would cover this expense ourselves and then chase the tenant to recover the funds so that the landlord gets their rent on the due date.
How often will my rental property be inspected? Our managed properties are inspected quarterly throughout the year and you will receive reports and pictures and any issues will be raised and resolved in a proactive and efficient manner.
What kind of costs can I expect for a contractor call out? We never add anything on top of the bill from the contractor and most of the time there is no charges for quotes only if the work is completed. For minor jobs which we are able to do in house this would be completed free of charge as covered by the managed fee.
Whats the average void period between tenancies? For our managed properties we have zero void period unless major refurbishment works are being carried out, we would start marketing and secure tenants to start their tenancy immediately after the previous one.
Do I need to do anything differently if I am an overseas landlord? As long as you complete the NRL1 exemption form, we will be able to send you your rent without deducting any tax. The rest of the process is the same.
